WHY WE ARE DIFFERENT

After nearly fifty years experience across the team with most of time spent working in high street banks, private lenders, invoice finance specialist and bridging lenders – you start recognising which applications lenders actually want to see.

Not which ones they say they’ll consider.

Which ones they want.

That’s the difference between a broker who sends your details to twenty lenders hoping something sticks, and someone who knows the three decision-makers most likely to say yes to your specific situation before you waste time on paperwork.

We act as your virtual bank manager – except we have access to multiple lenders instead of just one. We will tell you straight whether something works or doesn’t. If your bank said no, we’ll explain why and whether a specialist lender sees it differently. If we can’t help, we’ll say so upfront and save you the time.

We can’t get everyone approved. Nobody can. But we know which lenders move fastest, which ones understand complex situations, and which ones you can’t approach directly without a broker relationship.

WHEN YOUR BANK SAYS NO

Scenario: Property developer in Scotland. Valuation came in light. Bank pulled out. Exchange in three weeks.

We found a bridging lender who understood the refurb potential – completed in 12 days. Sometimes it’s not about whether you can buy it. It’s about whether you can afford to wait.

Scenario: Manufacturing business in Yorkshire. £800K tied up in invoices. 60-day terms killing cashflow. Thursday panic because payroll is next Friday.

Confidential invoice discounting released £640K before payroll was due. Their customers never knew they were using it. They stopped checking the bank balance every morning.

Scenario: Hospitality business in Birmingham. Card revenue £45K monthly but seasonal. Traditional loan repayments would crush them November through February.

Merchant advance adjusts with their takings – they repay more when busy, less when quiet. The fixed repayments that would have closed them in January became a non-issue.

Scenario: Transport company in Leeds. Expanding fleet. Three vans, two trucks, new machinery. £180K outlay would empty reserves.

Asset finance spread over four years. They kept working capital for the contract that needed the equipment – the deposit they didn’t spend went into hiring the team to operate it.

WHAT CAN WE HELP WITH?

Commercial Finance

Invoice Finance: Confidential Invoice Discounting, Factoring & Asset Based Lending

For businesses with £50K to £5M+ in outstanding invoices, typically on 30-60 day terms.
Your customers don’t pay for 45 days but you need to pay suppliers, staff, and overheads this week. That gap between invoicing and payment strangles growth.
Invoice finance releases up to 90% of invoice value within 48 hours. With confidential invoice discounting, your customers never know you’re using it – you still chase payment, maintain relationships, keep control.
With factoring, the lender manages your sales ledger and chases payment for you. Asset based lending works for businesses with stock, machinery, or property alongside invoices.
After spending years arranging invoice finance facilities at major banks, we know which lenders suit trading businesses, which ones understand seasonal patterns, and which ones actually move at the speed you need.

Property Finance: Bridging Loans, Development Finance & Commercial Mortgages

For property investors, developers, and businesses acquiring premises.
You’ve found the right property but the timing’s wrong. Existing property needs selling first. Development requires staged funding. Traditional mortgage takes three months and you need to exchange in four weeks.
We arrange bridging finance from £50K to £5M+ (typically 1-24 months), development finance for ground-up builds and refurbishments, and commercial mortgages for owner-occupied or investment properties.
Our relationships include specialist property lenders who understand light refurbishment, HMO conversion, site assembly, and situations where high street banks say no.

Asset & Equipment Finance: Vehicles, Machinery & Business Assets

For businesses buying cars, vans, trucks, plant machinery, manufacturing equipment, or renewable energy installations.
Why empty your reserves on a £60K vehicle or £150K machinery when you can spread the cost over three to five years? You need the working capital for the contract that requires the equipment – not tied up in the equipment itself.
We work with lenders who finance everything from single vehicles to entire fleets, construction plant, manufacturing machinery, agricultural equipment, and commercial solar installations.
Finance can be structured as hire purchase (you own it at the end), lease purchase, or operating lease depending on your tax position and how long you’ll use the asset.

Merchant Card Advance: Flexible Funding Based on Card Sales

For retail, hospitality, and service businesses taking card payments (in-person or online).
Depending on your monthly card revenue, borrow between £1,000 and £1 million. Unlike a typical bank loan, repayments are made as a fixed percentage of your daily card takings.
You don’t repay the same amount every month. As your sales fluctuate, so do your repayments. Busy December – you repay more. Quiet February – you repay less.
Perfect for businesses with seasonal revenue, where fixed loan repayments during slow months create cashflow pressure you don’t need.

What happens when you work with someone who has fought your corner from inside a bank

Andy and team have been an amazing support to our business, not only from a “get it done” perspective but from creative thinking to general support through all the various processes. We have now worked with Shadowfax on a number of occasions and will continue to do so – they cannot come any more highly recommended!

Russ Clarke

My business partner and I we’re new to commercial financing and had no clue how to go about it. Shadowfax were recommended, and I can honestly say, we have never looked back!

We will continue to use their services in the future, as the effort Steve put into our case, was absolutely second to none! He was there fighting our corner at every step, explaining anything (pretty much everything) we didn’t understand, contacting solicitors and lenders on our behalf, and generally updating us all the way through. He was absolutely brilliant and we wouldn’t ask for anyone else in the future! Without his expertise and guidance, we wouldn’t have got as far as we have today – Commercial Property owners.

Steve is very well versed in his field: experienced, knowledgeable and tells you exactly what you need to know and what to look for.
He is genuinely a really nice, helpful guy and we feel honoured to have become firm friends. I couldn’t recommend Steve enough.

Dawn H

If you have an impossible deadline to raise funds, a hopeless last minute situation which is pushing you to new heights of stress levels – then Steve Smith from Shadowfax Funding is who you need to call.

We called him in a desperate situation which was basically a ticking time bomb. Steve took control of the situation straight away and with his direct and intelligent approach to the task – I must admit the process became rather a smooth and enjoyable experience! He is an excellent communicator – and truly will go above and beyond to deliver for his client.

He is efficient, approachable and quite humorous too! Not only did they deliver the required funds, they did so 2 weeks before our deadline.

I would highly recommend Shadowfax Funding Solutions and Steve Smith to anyone who is looking for any sort of funding, whether that be property or business related.

VP

We couldn’t have been happier working with Andy Bissett at Shadowfax Funding. He is a genuine, sincere and down to earth person and communicates with integrity. It is hard to know where to go and who to trust when it comes to acquiring funding and we feel we got very lucky. We had many questions, but Andy was patient and understanding and we got the funds we required in a short space of time. We would highly recommend him and would have no hesitation in working with him on future financial projects.

Katie Biltoft

Steve Smith, what a great chap. I’m going to refer any future clients to him because he goes above and beyond the role of a broker. This is the type of broker that everyone needs in their corner. He personally went out of his way to get things done, to explain every step, to take the time to work with us, and back us all the way. Thank you.

Hammond & Co

I highly recommend Andy. His industry knowledge is outstanding.

He really works hard for the best result and he is a smashing chap to work with.

Much obliged.

FAQ's

Please see below for Frequently Asked Questions (FAQ’S)

Why should I use a finance broker instead of going direct?

Brokers give you access to multiple lenders (including some you can’t approach directly) and know exactly which ones are likely to approve your application. We increase your chances of getting a “yes” and can often negotiate better terms on your behalf.

After nearly 50 years inside major banks, we know which lenders want to see which applications.  This saves you time, improves your approval odds, and gets you funded faster.

What does a Finance Broker do?

A finance broker acts as a middleman between your business and a range of lenders. Instead of going from bank to bank yourself, we assess your needs and match you with the most suitable finance options—saving you time, hassle, and often money.

We handle the entire process: application preparation, lender liaison, solicitor coordination and completion.  You focus on running your business.

Do I need good credit to apply?

Not necessarily. Many lenders consider your full business picture, not just your credit score. They look at Cashflow, assets, trading history and the strength of the deal itself.

We help find a solution that fits your circumstances. If your bank said no because of credit history, a specialist lender might see it differently – especially for property deals with strong security or invoice finance backed by quality debtors.

Is it expensive to use a finance broker?

No. We’re transparent on any costs we charge directly to you upfront, before you engage us. In most cases, we’re paid commission by the lender once your facility completes.

We’ll explain exactly how we’re remunerated before you proceed with any agreement. There are no hidden costs.

Are you regulated?

Yes. We are authorised and regulated by the Financial Conduct Authority (FCA) as Shadowfax Funding Solutions Limited, firm reference number 937211.

Our registered address is Parkhill Business Centre, Walton Road, Wetherby, West Yorkshire, LS22 5DZ.
